Property: 4 bedroom house with pool and sea view

Budget: 850.000,00 EUR

Our german clients have been searching for their summer residence on croatian
coastline.

They had a demanding criteria and were very familiar with the area they wanted to live in, having viewed more than 10 houses before appointing us. Becoming increasingly frustrated, they were recommended to us by a friend of theirs.

After setting up the budget and requirements we compiled a shortlist of five houses, one of which was off market, not being offered for sale or rent.

After visiting the properties and hard negotiation processes we reach a deal with
one of the sellers within the deadline of 3 months from the initial meeting.

Property: building land within 100 meters from the sea on island Vir

Budget: 185.000,00 EUR 

For our slovenian clients we found their ideal building land on island Vir. The task the gave us was not easy at all as building lands within 100 meters from the seaside on island Vir are extremely rare.

After thorough analysis and research, we found two bulding lands, 400m2 each, which ticked all the boxes for our clients. Even more, the building lands were perfect investment as at the time they were selling below the real market price.

Our clients made a decision to buy the both and realised budget was 185.000,00 EUR.

Frequently asked questions

Citizens of EU member states are allowed to buy real estate in the Republic of Croatia within construction zones (building plots, houses, apartments) under the same conditions as citizens of the Republic of Croatia.

Citizens of other countries are allowed to buy real estate in the Republic of Croatia within construction zones (building plots, houses, apartments) under the same conditions as citizens of the Republic of Croatia, only if their country of residence has signed a bilateral agreement on reciprocity with the Republic of Croatia.

The sales contract is certified by notarizing the signature of the seller or an authorized intermediary. According to Croatian laws, the signature of the seller or a person authorized by the seller is sufficient. The buyer can send a signed and certified copy of his sales contract by post.

It is important to point out that the notary public does not certify the content of the contract, but only the signature as a sign of consent of the involved parties.

In Croatia, a sales contract can be drawn up by anyone – for example, the seller, the buyer or any third party.

Real estate sales tax amounts to 3% of the market value of the real estate.

The specified tax is usually paid by the buyer, unless otherwise agreed.

In case when the real estate price includes VAT (which means that the seller of the real estate is a legal entity, i.e. a company), there is no obligation to pay real estate sales tax.

VAT in Croatia is 25% and is paid by the seller.

In the event that more than two years have passed from the moment of ownership of the property to the moment of disposal, there is no obligation to pay tax on the difference in price. The above is not applicable if the seller sells three or more properties of the same type within a period of five years.

In the event that the seller is liable to pay tax on income from the sale of real estate, it amounts to 20% of the difference in price.

In practice, these are the most common steps in the buying and selling process and can usually be completed within one working day:

  1. Signature of the final contract and certification of the signature
  2. Payment of the agreed purchase price
  3. The seller’s signature that he has received the agreed amount and issuing a tabular statement (in exceptional cases, step 3 is not necessary)

In Croatia, every real estate that is not the primary real estate of the owner’s residence is taxed, and the tax is paid to the local self-government and is different in different local self-governments.

Annual amounts are on average from 0.80 to 2.00 EUR/m2 per year.
